Stapleton Homes: We need to keep selling the future, it is so great!
We bought our home in Stapleton, coming on 5 years ago, I was selling it for a couple of years before that. The first closing were as long as 8 years ago. When we purchased our Stapleton home,a big part of our decision was that the marketing was geared towards selling us and other prospective buyers a glimpse of the future. In fact we bought our house off of blueprints, and our entire sub-neighborhood was dirt. But what they did have was a map, and a model of the eventual plan. We could see where we would be in relation to a pocket park, the big park, a town center, and the rec center. Some of which were years away. The pocket park is a major part of our life now, Central Park is always hopping and is a great resource for us and our community, and the Recreation center is nearing completion. We are still waiting on the town center but it will be here soon enough.
I know there are economic conditions that make some of the development slower that we would want, but the truth is that there is not a community, or even a city in Colorado,(maybe the country), that has the capitol investment being entered into the market as Stapleton does. We have a new Rec center, a library, a third school, a highway interchange, commuter rail with access to the airport and downtown. Stapleton homes are still being built and sold at a rate far above any other area in Denver.
This year we will sell almost 300 new Stapleton homes and almost 200 in resales. Our neighborhood mall, Northfield at Stapleton has 3 new restaurants opening this month. Our foreclosure rate is much lower than other neighborhoods. From what I have noticed, the biggest buyer profile currently selling in Stapleton are sellers wanting to either up or downsize within Stapleton.
This all sounds like bragging since it is my neighborhood and I am very happy with it. But this post is more based on the fact that these are legitimate reasons to buy now. You can choose your own future ideal lot, or you can choose a more established Stapleton home. We have homes in all price points, including the under $200,000 which is the fastest moving in the Denver market right now. The developer is charge of it's own marketing and I would like to see them push more of the future but as Realtors of the community we are in charge of putting out this information in selling our listings.
