Depressed Real Estate Market? In Denver, Stapleton, I Don't Think So!!!!

Today when I took my client into Wonderland Builders in Stapleton today what I and our office has been saying for about 6 months, smacked me right in the face.

There is not a depressed Real Estate Market in Denver!!! 

Depressed real estate market?

The buyer's that we were at the Wonderland office with, was there because their home that they needed to sell in Park Hill sold in 3 days. We had thought cool now some of the homes in Stapleton that we had looked at before, we can now get serious about with a non contingency. ALL of them were under contract. OK, So let's go back to the builder that had some floor plans that they liked. We have a great relationship with several of the builder reps and had put out the feelers to come in over the weekend. We got a call from 2 of them with some releases that were coming up. We were familiar with what lots they were talking about and told our client about it and said looks like we need to move up from the weekend and get over there this week. They are releasing them Thursday. Since there was a particular lot and house they wanted we said we would meet them there right as they opened on Thursday morning.

The Scene: 9:45am(fifteen minutes before opening) Already someone sitting on the porch. When the sales agent got there we had already verified that the other lady there wanted a different house in the same area, so we were cool. But when she opened the door and we walked in the cleaning ladies had placed 4 checks on the counter that people had left at the door steps. We also had another Realtor walking in that had 2 different buyers waiting on these lots. 

Time to use those basketball techniques that I have honed over the years to box out said Realtor and give my client some time to figure out her lot.(I am only sort of kidding) While pinning this other agent to the counter top, we began discussing the circustances of his buyers and same story. Multiple offers, quick on and off of the market and losing homes left and right on the buy side. 

Depressed real estate market?Stapleton has seen better than average success in the past and even throughout the rough last couple of years. I personally have seen these market changes happening over the last 6 months. But I think blogs about Denver's hot market nationally have really ramped things up in the last couple of months. Combine that with springtime and you've got something cooking that darn near looks like an even market for buyers and sellers. Something we haven't been able to say for a long time.

There is not a depressed Real Estate Market in Denver!!!
